The truck-mounted unit stays outside and runs off its own engine, so the vacuum and heat stay steady the whole time. The crew walks the rooms with you first, notes traffic lanes and spots, then moves what furniture makes sense to move. Next comes a dry vacuum pass. Pulling out loose grit before any water touches the pile keeps soil from turning into mud in the backing. Then a pre-spray sized to the fiber and the soil level, left to dwell, worked in with a groomer or a rotary brush on cut pile. Agitation is the part people skip at home, and it does most of the work. After that, the extraction pass with hot water under pressure, overlapping strokes, dry strokes at the end of each lane to pull the moisture back out. Air movers go down in the wettest rooms and on stairs before we leave. You get a firm quote before anything gets wet, and the estimate itself is free. What moves the number is square footage, how many rooms, stairs, how bad the traffic lanes are, and whether pet treatment or protector is part of the job.

Most calls here are hot-water extraction. For nylon and polyester cut pile that is the right method almost every time. Steam carpet cleaning flushes soil out of the pile instead of leaving it behind with the cleaning agent. On 1990s Berber loop, which shows up in a lot of bedrooms and stairs around here, we go lighter on moisture and heavier on dwell time, because loop wicks and shows brown lines if you soak it. Wool and wool-blend goods, including Karastan and some Masland construction, get a low-pH product and cooler water. Shaw, Mohawk, Anderson Tuftex, and Stainmaster nylon all handle standard extraction fine, and Stainmaster's treatment usually responds well to protector reapplication after cleaning. Furniture and sectionals are a separate conversation, and upholstery cleaning often gets added once we are already on site. We will tell you before we start when something is unlikely to come out. Bleach spots, old pet urine that reached the pad, dye stains from drink mix or hair product, and rust that has sat for years are permanent or close to it. We would rather say that up front than take your money and hand you the same spot back.

Thousand Oaks sits in the Southern California Mediterranean zone. The long rainless season, roughly May through October, means dust, dry grass seed, and fine mineral soil accumulate in carpet pile rather than mud. Low relative humidity inland means hot-water extraction dries in hours, so overwetting rarely causes musty odor except in coastal-influenced and canyon microclimates. In those spots we plan extra air movers and tell you to expect a longer dry time. Housing built from the postwar era through the 2000s covers most of what we walk into, earlier stock oak and later stock nylon and polyester cut pile, and we adjust the method to what is actually on the floor.
